General renting conditions

1. BOOKING

The reservation can be considered certified only after you'll have received the booking confirmation letter which Residence Serenissima shall send immediately by post after receiving the deposit. The enclosed List of Tourists (in 3 copies) has to be filled in, signed and send back as soon as possible to Residence Serenissima (all the 3 copies).

2. PAYMENT

To book an apartment guests have to pay as deposit the 30% of the total renting amount through bank-transfer (any commission or cost are at the sender's expense) or with an on line payment (Visa or MasterCard) on our website www.serenissima-bibione.it. For further information have a look to the link "Payments" on the homepage of the website. Residence Serenissima may refuse deposits which will arrive later than 15 days since the date when has been communicated the availability of an apartment. The settlement of the rest of the contract must be paid at the arrival in Residence Serenissima - Via del Sagittario, 41 - 30028 - BIBIONE. Accepted forms of payment are: credit card (Visa or MasterCard) and cash card (Cirrus Maestro).

3. CANCELLATION

In case of cancellation, the deposit will not be lost: for refusals communicated at least 4 weeks before the established arrival day of your Holiday, the transferred deposit will be converted into a credit, valid for a booking during the current year or the following one.

4. ARRIVAL

The occupation of the apartment must occur at the established arrival date, between 16:00 and 19:30 o'clock. In case of delay, it is necessary to inform Residence Serenissima (Tel. +39 0431 1945188), otherwise the apartment shall be kept free only for another day. At the arrival, for the registration, the Identity Documents or Passports of all persons are to be shown.

5. RENTING CONDITIONS

It is not allowed to give hospitality to more persons (children included) than the ones indicated in the booking confirmation letter, variations are to be communicated and accepted by the Reception. Is allowed to bring small pets in the apartments only if previously communicated and accepted by Residence Serenissima. All guests have to respect the house rules, with particular attention to the rules concerning the quiet especially during the afternoon and night.

6. BAIL

The guest has to take the maximum care of the apartment. To guarantee the observance of all rules and the correct use of the apartment, Residence Serenissima, at his own discretion, can demand a bail, which will be reimbursed at the departure after having checked the status of the apartment.

7. DEPARTURE

The apartment has to be left free before 10 a.m. of the established departure date. The departure must take place during the office hours to allow our staff to check if the apartment has been left clean and in order. By request, Residence Serenissima may allow the departure during the night but in this case, after having checked the apartment' status, the bail will be sent back by post. In case the client leaves spontaneously earlier than the agreed departure date, he has no right of a reduction of the rent price with the consequence that there will be no reimburse.

8. LIABILITIES OF THE AGENCY

No responsibility can be given to Residence Serenissima in cases of breakage, accidents, losses, thefts delays and general inconveniences which could be happen inside the apartment. However Residence Serenissima will do his best to lend support to resolve eventual problems. Requests of compensation for damages must be arranged directly at the reception. For legal disputes, the Forensic Court is Venice.

9. PARTICULAR RULES

In case of unexpected problems regarding the booked apartment, Residence Serenissima has the right to substitute the apartment with another one of a similar type. In this case, eventually extra charges are at Residence Serenissima's expense. Requests of a particular apartment (number, floor, location, view etc.) will be considered, but not guaranteed. The equipment of the apartment, only in exceptional cases, can be different than the one described in the catalogue. For the cleaning and eventual repairing or maintenance, the authorized staff of Residence Serenissima is allowed to get in the apartments even in absence of the client.

10. ACCEPTANCE

By booking the client accepts voluntarily the conditions as written above.
